During this holiday season, we at Aperture wish to express our gratitude to the Crested Butte community for supporting our project. We also extend a very warm welcome to the first families who will make Aperture their new home.
The land for Aperture was long-used for ranching, but was designated in the Town’s area plan as appropriate for limited residential development. Previously conceived plans for this land called for far more density. When Chris Maguire, Cypress Equities CEO, became involved, he wanted a project that would be a good fit in the community. In part, that resulted in taking the density down to just 23 homesites for sale.
Aperture is contiguous to the Town of Crested Butte, and the Town provides water and sewer service to the neighborhood. As part of its agreement with the Town, Cypress Equities agreed to limit home sizes and expand wetlands protections beyond the Gunnison County guidelines.
In addition, Aperture provides substantial benefits to local residents. The most significant example may be more than eleven acres of land, west of the Slate River, which will be conveyed to the Town of Crested Butte by Cypress upon annexation. The land will be used at the Town’s discretion. Possible uses include affordable housing, a preschool, an emergency services center, parks or recreational facilities, medical facilities, snow storage or open space.
Benefits also include a new public trail and new access to the Slate River for public use of the river corridor; drought proofing of the Town’s water supply through the conveyance of senior water rights and ditch water provided to the new Town parcels for irrigation; the cleanup and capping of the historic town landfill; and the extension of Eighth Street for public access to the Town’s east side.
Economic benefits include a 3% transfer fee on subsequent sales of Aperture lots in perpetuity. These funds help support land conservation efforts around Crested Butte, protecting view corridors and providing trails. Cypress also contributed $20,000 to the permanent protection of the historic Trampe Ranch, the largest land conservation project in the Gunnison Valley’s history. Finally, Aperture is pleased to donate $5,000 to Crested Butte’s Adaptive Sports Center with each and every homesite sales closing.
